Charleston Apartments is served as a small community space which consists 2-level parking space at the bottom and 8-level residential area. The highlight of the building is that there is an open rooftop common area on the third floor with a swimming pool which creates a nice gathering space for the residents.

Historical Background
The original building on the site was a warehouse which was collapsed in 2013. Some walls from the original building were remained and been rebuilt as a part of the new building.

Building Facades
Aluminum curtain wall system is applied to the bottom two levels. Large Missile Impact Glazing is applied to the first three levels and Small Missile Impact Glazing is applied to fourth to sixth level. The major materials of the building façade are face brick and composite wall panel.
Roofing
Thermoplastic Membrane Roofing is mainly applied which is a single-ply roofing over deck below vegetated roof. Styrene-Butadiene-Styrene (SBS) Modified Bituminous Membrane Roofing is also applied for thermal insulation.
Sustainability Features
Vegetative (Green) Roof Systems is applied on the third level and eight floor. Third floor is the biggest open roof area of this building which creates an nice gathering area. The fitness center and club room is right next to the open roof which will have great view and plenty of nature light.
Primary Engineering Systems
Construction
The Charleston Apartment was constructed in 2017. The general contractor of Charleston Apartments is Trident Construction. The construction is basically a 182,714 sq.ft., 10-story residential building with garage and pool. There are 94 residential units, a ground floor looby, a club room and a fitness center. The total cost of this project is about $50,000,000 which is including hard and soft cost.
Structural
The overall structure is a concrete structure. The slab is 8” thick post-tensioned concrete slab with 28-day compressive strength of 5000 psi for every floor and roof. The columns are mainly 18x30 with reinforcement of #8 bars and #3 ties. Deep foundation is applied which is embedded in 63 feet below grade due to the soil condition. There are shear wall in the structural system to resist the lateral loads and the shear wall are reinforced concrete with 28-day compressive strength of 7000 psi.
Electrical
The design of electrical system for Charleston Apartments was mainly based on The 2011 edition of the National Electrical Code (NFPA 70) with local amendment. There are 208Y/120V, 1 phase, 3 wires load centers which are served for several apartment units. The load centers are connected to 208Y/120V, 3 phase, 4 wire panel boards.
Mechanical
Split-system are used in the building and are separate for common area and apartments. The split system are providing both cooling and heating to the building for all seasons. Each split system serves for one unit and all the condensing units are located on the roof as well as a 100% outside air unit. There are exhausting fans located at every bathrooms and kitchens.
Lighting
The lighting design in Charleston Apartments is mainly focused on functionality and efficiency. The lighting fixture for building and garage lighting fixture are mainly 4’, 2-lamp fluorescent lighting. The lighting fixture for apartment units is 6” surface LED downlight. There are also decorative fixtures applied in lobby, clubroom, amenity and corridor which are mainly LED fixtures.
Additional Engineering and Engineering Support Systems
Fire Protection
The fire protection systems for Charleston Apartments are automatic sprinkler system, combination standpipe/automatic sprinkler risers, automatic day sprinkler system, fire department valve cabinets and painting of exposed piping. The design standards for fire protection was mainly based on 2012 edition of the International Fire Prevention Code with most current local amendments and National Fire Protection Association Standards.
Transportation
There are two exist stairs locate on east side and west side of the building and two elevators locate on west side. The elevators serves from 1st floor to the 10th floor. There are 11 exist doors for life safety escape purpose.
